A new productivity platform for UK private landlords goes live today, the day Phase 1 of the Renters' Rights Act takes effect. The pay-per-action model has no subscription; the obligations dashboard is free to use.
LeaseSafe, a UK productivity platform for private residential landlords, launches today as Phase 1 of the Renters' Rights Act 2025 takes effect. The platform is designed to help small private landlords manage the day-to-day obligations introduced by the Act — including the Information Sheet that must be served to every existing tenant by 31 May 2026, Section 13 rent-increase notices, tenant pet requests, and the new possession grounds that have replaced Section 21.
The platform operates on a pay-per-action pricing model. There is no monthly subscription, and the obligations dashboard is free to use. Landlords pay only when they take a billable action, such as serving a notice or sending a postal communication. The model is intended to remove the upfront commitment that puts small landlords off compliance tools, while keeping the platform sustainable for the operator.
Phase 1 of the Renters' Rights Act introduces a number of operational changes for landlords, including the abolition of Section 21 "no-fault" eviction notices, the conversion of all assured shorthold tenancies into assured periodic tenancies, the requirement to consider tenant pet requests on their merits with a reasoned written response, and a ban on rental bidding. The most immediate compliance requirement is the Information Sheet, which must be served to every existing tenant by 31 May 2026, with fines of up to £7,000 per tenancy for failure (rising to £40,000 for continued non-compliance).
"Most landlords will be fine. The ones who'll struggle aren't bad-faith operators — they're good landlords who haven't translated the headlines into a checklist. The Information Sheet alone is the cheapest mistake to avoid in the entire Act, and a meaningful number of landlords will miss the 31 May deadline simply because they didn't realise it existed." — Richard Offenbach, Founder, LeaseSafe
"Memory is not a system. Whether a landlord uses a spreadsheet, a notebook, a piece of software, or a managing agent, the point is the same: somewhere obligations live, and check it weekly. LeaseSafe is one option for that, but the principle matters more than the tool." — Richard Offenbach, Founder, LeaseSafe
LeaseSafe organises a landlord's obligations in one place, prompts the right action at the right time, and keeps a clean record of what was sent and when. The platform is designed for the small landlord market — individuals and small portfolios — rather than for institutional or build-to-rent operators. It is positioned as a productivity tool rather than a compliance authority, legal adviser, or records custodian; users remain solely responsible for their own compliance.
The platform is operated by CallMonitor Ltd (Companies House 03844878), trading as LeaseSafe, founded by Richard Offenbach. Available at leasesafe.co.uk.
